‘Rosevale’, a well known environmentally and ecologically self sustained property, is one of the few remaining colonial homesteads in Tasmania that exhibits all of its original features and fittings in original condition. This 60 acre property is located in the Derwent Valley, approximately 45 minutes from Hobart and the Airport.

The Homestead - Fully restored throughout, the Colonial farmhouse features 5 bedrooms, two spacious bathrooms, formal lounge room, formal dining room, library, office, large eat-in country kitchen with gas appliances featuring a massive open stone fireplace with flagstone floor and ‘maids loft’ above, an original working bakehouse and a separate laundry. There are polished six inch gum floorboards throughout, and seven open fire places, two of which feature ‘Jotal’ slow combustion stoves and lounge room with extremely efficient ‘Nectre’ wood heater

Barn - The property includes a huge barn with workshop, shearing area with dry preparation and horse stables..

Land - “Rosevale” has 5 paddocks with substantial forested area, Native Revegetation Zones with over 3000 established trees, large fully fenced herb and vegetable growing areas, many established fruit trees with apple orchard, original pear orchard, ornamental trees and delightful gardens. ‘Rosevale’ can stock approximately 90 ewes or 20 horses sustainably. The property has grown organic herbs for the pharmaceutical and horse racing industries. The improved pastures can produce approximately 750 bales annually. A portion of the property remains as dry Sclerophyll forest with abundant wildlife and firewood reserves.

Water - Three dams with 10 mega litres capacity. The Rainbow Trout stocked dams are equipped with individual pump stations for pasture irrigation, there is an artesian bore that can deliver 3500 l an hour, and an original spring fed well together with over 22,750 l tank storage.

Power – The farm is entirely self sufficient and is powered by a state of the art remote area ‘Hybrid’ power system featuring full photovoltaic array, wind turbine and diesel generator, chargers and controllers with a 1300 amp hour battery system.

Location - Located in the Derwent Valley in a truly unique and special place, surrounded by age old trees, a wildlife reserve and set in an original clearing of the old Cockatoo Valley. Travelling North East on the Lyall Highway up from the banks of the River Derwent “Rosevale” is delightfully approached through rolling hills, green pastures and hedgerows. Leaving “Rosevale” the road winds down from the escarpment through pine forests and pictresque pastures leading South back to the Midland Highway and on to Hobart.

First settler - William Sibley was introduced to the Derwent Valley and the fine Highland sheep grazing areas by Alexander Reid who was famed for his grazing property “Ratho”, in the Bothwell area, which remains home to Australia's first golf course and was immortalised by the renowned colonial artist John Glover in 1838 who painted prolificly in this area. After becoming firm friends onboard ship from England William Sibley, upon Reid's advice, set off for the productive pastures of the Midlands following the banks of the River Derwent . Turning North East he came upon a small and unique valley in the Highlands and succumbed to its beauty. Here he set about establishing a family and the unique homestead “Rosevale” and became a respected Legislative Councillor in Hobart Town. His extensive property included Rosevale Hill and extended to the catchment of the River Clyde.

This is a rare opportunity to purchase one of Tasmania’s last early colonial homesteads in fine condition in an area of unique beauty.
